Residential, Luxury and Commercial Properties

Leveraging my MBA and a decade-long service in the Air Force, I founded Blue Ribbon Realty Group to provide award-winning real estate services. I also established and act as the president of “BNI’s Best” Networking Group.

We specialize in listing residential and luxury properties. I also help sellers and buyers with commercial real estate, specifically multifamily investments such as apartment buildings and RV parks.

Listing Process

5 Step Process

main

Step 1 - Seller Consultation

During our discussion, we will explore your ambitions, goals, and potential fears related to the home selling process. We will thoroughly examine the steps outlined below to ensure your complete understanding and comfort with the entire process.

main

Step 2 - Setting the Price

The price of a home is significantly influenced by its location, condition, the market, and the terms of sale.

Step 3 - Planning and Preparation

Envision yourself as a potential buyer for your home. Aim to present a clean, decluttered space with neutral decor to attract maximum demand. The preparation phase includes repairs, painting, staging, and other improvements. Staging and improvements may be necessary for the best property presentation.

Cosmetic enhancements such as paint and landscaping can make your home stand out. Ensuring all appliances are functioning properly is essential for securing a top price, as unresolved mechanical issues can be highlighted in buyer inspections and potentially jeopardize the transaction.

Step 4 - Market Like a ROCKSTAR

Question and Answer

Your decision to sell your property is one that I approach with the highest level of professionalism and dedication. To achieve this, I conduct a meticulous analysis of similar properties on the market, with a particular focus on those that have sold within your neighborhood.

Overpricing your property can have several unintended consequences. Potential buyers may overlook your listing, assuming it’s beyond their budget. This is especially true if the price exceeds the range set in their automated email alerts. If your property is overpriced, it may inadvertently drive buyers to more competitively priced homes. If the property sits for too long, buyers may assume there’s an issue with the property, leading to the perception that it would have sold already if it were desirable

In professional terms, items not permanently attached to the property can typically be retained by the seller, which include appliances, drapes, and other items. Items that are permanently affixed to the property are generally expected to remain.

In almost every case, you as the seller will not pay for the home inspection.

The inclusion of a home warranty in the property sale is entirely negotiable and can be stipulated in the offer for your home. In some instances, sellers may opt to purchase a home warranty before listing as an incentive for buyers. This can be particularly beneficial for homes with older appliances or mechanical systems.

My commission rate is determined on a case-by-case basis, taking into account various factors such as the level of exposure, services rendered, the seller’s timeline and needs, as well as the size, location, and the number of parcels involved in the sale. This approach ensures a tailored and precise service for each unique listing. The commission is payable once the sale has been executed and is complete.
